Access Statement

Introduction
Colehouse Farm Holiday Cottages are part of a 16th century farmhouse. We have included as much information as possible in this statement, but if any further information is required please contact us.

Pre-Arrival
We have a very comprehensive and easy to use website that displays all booking information, photographs of the interior and exterior of the property, on-line booking facility plus extensive local information.

Bookings can be made by telephone, email or on-line.

We accept all major credit cards.

We can provide tourist information before arrival if requested.

We provide directions to Colehouse Farm when booking. The nearest main line train station is Exeter St. David's (25 miles). The nearest branch line station is Eggesford (6.5 miles). The nearest bus stop is approximately 1.5 miles away in the village of Broadwoodkelly; this bus service runs twice a week to Okehampton. A good bus service runs daily from the village of Winkleigh (3 miles). Details are available on all public transport on request.

The Tesco supermarket at Barnstaple provides an on-line shopping delivery service that guests can arrange from home before their arrival.

Arrival and Car Parking Facilities
The property is approached from the pubic road via a tarmac driveway which leads to the front of the property. There is ample parking to the side of each property and additional parking for up to five cars. One of the owners will be available to meet guests on arrival and show them to their cottage.

East Colehouse Self-Catering Holiday Cottage

Main Entrance and Reception
The entrance to the property is via the main door of solid oak with the keyhole 100 cm high. The door is 90 cm wide and 167cm tall. A security entrance light is located at the top of the door. The door leads into the kitchen.

Kitchen
The kitchen is approx 12 sq mtrs with aflagstone floor. Fitted kitchen units are a standard height of 900 mm with worktops 600 mm deep. Fitted units under the worktops comprise of a fridge and dishwasher. The free-standing electric Rangemaster cooker, with 5-ring halogen hob, measures 900 mm x 900 mm and 600 mm high. A microwave unit is located on the worktop. Lighting is provided by 6 x 50w halogen spotlights, which can be dimmed if required. There is ample storage space in cupboards under the worktops, and an understairs cupboard for iron and ironing board and other cleaning items.

The staircase located to the rear of kitchen consists of 12 steps each 20 cm high, with oak handrails on each side. The entrance to the small sitting room has one step 18 cm high.

Small sitting room:

1 step18cm high down from kitchen sitting room 10sq mtrs with door leading to back garden 2 steps down 18cm high. Internal doorway leading to dining room, 2 steps up 19cm high. 2-seater settee, coffee table, Lamp table in corner with ceramic lamp and large rug on flagstone floor. Inglenook fireplace with wood burning stove.

Sitting Room:
Doorway from entrance reception 96cm wide by 197cm high, flagstone flooring, with rug (8 x 10). 1 double sofa, 2 arm chairs, 1 round & 1 oblong coffee table, furniture is moveable. Wood burning stove inset into inglenook fireplace. TV with Video & DVD, & a CD player on pine unit, (not moveable). There is ample free space in the centre of the room 260cm by 280 with access to dining room.

Dining Room:
20 sq mtrs floor area with solid oak dining table 110cm x 220cm with 8 chairs. 4 Pine settle and inglenook fireplace with wood burning stove. Standard floor lamp and table lamp

Bedroom 1 (double)
Solid oak door, 96cm wide by 197cm high, King Size bed 5 x 66, fitted carpet, 49 cm from floor to top of mattress. Pillows & duvet are synthetic anti allergy (can be washed at 60 degrees) Percale cotton bed linen. Free space on both sides of bed 150cm and 160 to window, Space at foot of bed to furniture is 100cm

Bathroom (en-suite)
Solid oak door 170cm by 70cm with chain type lock, 2 steps down, each step 16cm high, white ceramic tiled floor and steps. Sloped ceiling give restricted head height, Bath dimensions: standard size bath 47 cm high with no hand rails; Toilet, 45 cm to seat. 2 Halogen ceiling lights, Mirror with light, razor point. Opening window.

Bedroom 2 (Double)
Solid oak door, 190cm by 70cm, fitted carpet, Double bed with 46 x 66 pine bed ample space around bed 120cm. plus recess of 60cm. 49 cm from floor to top of mattress. 2 Pine bedside cabinets

Bedroom 3:
Solid oak door, 190cm by 70cm, fitted carpet, 2 pine beds single size, 3 x 66 space around both beds 70cm. plus 90cm from wardrobe to bed. Wardrobe , 2 bedside cabinets one each to the sides of the beds and one in the middle.

Bathroom (family)
Solid oak door 170cm by 70cm wide with bolt type lock, 2 steps down 16cm high, white ceramic tiled floor and steps. Sloped ceiling give restricted head height, Bath dimensions: standard size bath 47 cm high with no hand rails; Toilet, 45 cm to seat.

Laundry Room:
The laundry room is located to the rear of the property and not attached to the main house, there is on step down to a gravelled courtyard area. The large logstore is located here and the door into the laundry room is to the right; it contains the washer/dryer machine, freezer, free standing clothes airer and a toilet and hand basin.

Tourist & Local Information:
We have a lobby area located in the Shippon, a converted outbuilding we use as an office where we have notice boards and leaflet display stands which provide local information on tourist attractions. A weekly BBC weather forecast is posted on the notice board.

Outdoor Facilities:
A fenced field in the grounds of Colehouse Farm is available for guests use for ball games, picnics etc. Football net and badminton net erected in summer.
Grounds & Gardens:

East Colehouse cottage has it own large private garden with a hard surfaced patio area, raised flower beds, and lawns. A large wooden picnic table seating 8 people and a charcoal barbeque is available.

West Colehouse self-catering holiday cottage,

Side of the property. There two level, gravelled paths and a small step into the porch.

Main Entrance & Reception:
The entrance to the property is via a gravelled path leading to a covered porch (135cm wide) with 2 small steps (8cm high). The front door is solid oak with the keyhole 70cm at high; the door is 90 cm wide and 167cm high. A security entrance light is located in the porch and will automatically illuminate when approached after dark. The reception area is 20 sq mtrs has a flagstone floor and staircase consisting of 12 steps at 20cm high, Oak hand rails on both sides; entrance to sitting room on right.

Sitting Room:
Doorway from entrance reception 96cm wide by 197cm high, flagstone flooring, with rug (8 x 10). 1 double sofa, 2 arm chairs, 2 round coffee tables, furniture is moveable. Wood burning stove inset into inglenook fireplace. Widescreen Digital TV with Blu-ray DVD ; a CD player/radio on pine corner unit, (not moveable). There is ample free space in the centre of the room 260cm by 280 with access to kitchen/diner located on a lower level down 3 steps, each step 18 cm.

Kitchen/Diner:
Stable style oak door, flagstone flooring throughout, 4 round pine dining table with 4 chairs; can be moved. Standard height worktops of 600mm, fitted units under worktops comprise of fridge, freezer, washer/dryer & dishwasher. Fitted double oven 600mm high & wide, 6 ring halogen hob, 600mm high, fitted Microwave unit located next to main oven, 600mm from floor level to top of microwave unit. Kitchen lit by 12 x 50w halogen spotlights, Kitchen work area and dining area can be illuminated separately and dimmed if required. Ample storage space in cupboards under worktops, 2 extra glass fronted cupboards for china and glassware are located on either side of the wall above the oven/hob housing.

Bedroom 1 (double)
Solid oak door, 96cm wide by 197cm high, King Size double bed 5 x 66, 49 cm from floor to top of mattress. Bathroom (family)
Solid oak door 170cm by 70cm wide with bolt type lock, 2 steps down 16cm high, white ceramic tiled floor and steps. Sloped ceiling give restricted head height, Bath dimensions: standard size bath 47 cm high with no hand rails; Toilet, 45 cm to seat: Shower size 780mm x 780mm with no hand rails. Full height ceiling directly outside shower and up to the hand basin.
